They like to decorate, they feel they have a good eye for design, and have watched thousands of episodes of “Designed to Sell” on HGTV. Unfortunately, their best decorating intentions may have actually decreased the marketability of their house. After sitting on the market for months without any offers, many of these do-it-yourself home stagers will turn to a professional for help. Here are a few tips the professional home stager is likely to tell them.

Remember that decorating a home and staging a home are two entirely different concepts. A well decorated home reflects the owners’ personal tastes and interests. It may feature very taste-specific design, such as floral patterned drapes for the woman who loves her rose gardens, or a hunting-motif den for the duck hunter in the family.

But when a property is being offered for sale, it needs to appeal to the widest possible range of potential buyers. For this reason, a properly staged home will not show the slightest hint of the current owners’ interests and predilections. All collections, family photos, and cherished bric-a-brac must be removed and carefully packed away to travel to the owners’ new home.

A well-staged home follows the rule of “less is more”. Just one or two pieces of furniture in each room will help the new buyers recognize the use of the room, but will still allow them the space to picture their own furnishings. Closets and storage areas should be pared down until they are less than half full. The same goes for the garage, where too many stored items will leave the buyers wondering whether or not they can fit their vehicle in the space. Above all, the buyers are paying for square footage, so do not cover up valuable square footage with stored junk.

Make sure to feature the special attributes of the home. Grab your digital camera, then stand in the doorway of each room and view it through your camera. Whatever you see is what the buyer will see. Is your beautiful fireplace blocked by a large sofa? Does your dining room look like a sea of chair backs, hiding the picture window that overlooks the lake? Chances are, your view of the family room is completely dominated by a large-screen television, or entertainment center. By removing large furniture items that dominate a room, you will help your buyer remember your house, instead of your stuff. And remember, it is the house you are trying to sell, not your furniture!

Make sure you pass the smell test. When living in a house, we become used to its natural odors, which may include offensive pet odor or even unpleasant laundry odors. Ask a trusted neighbor or family room to walk into your house and give you an honest opinion of its odor. Keep in mind that “if it smells, it cannot sell”. No amount of decorating can cover up litter box odors, so do yourself a favor and eliminate smelly problems before your buyer points them out.

It is a realization that we today do not have the monopoly of stellar achievements. Surviving thousands of years of war and conflict, it stands today as a reminder that no amount of technology can equal the simple power of human dedication.

The Great Wall of China had one apparent goal: to keep the northern barbarians from China. Construction was carried out during the Ch’in Dynasty period, around 221 to 207 B.C., though it has been learned that earlier foundations of the Wall had already existed by then, even going further back to the fifth century B.C. Emperor Shih Huang Qi incorporated earlier smaller segments of the Wall into this great structure we know today: rising about 20 to 30 feet high, stretching a little over 5,500 miles from Shanhaiguan to Lop Nur.

Original Chinese wall-building is now known to have existed in the region around 800 B.C., a period of constant attacks from northern barbarians. As with any other basic engineering techniques developing during that time, earth was used. And it continued to be used three hundred years later, during the Period of the Warring States (the fifth century to 221 B.C.), when it was imperative for the feudal territories such as Qi, Yan, and Zhao to create their own walls and protect their borders. Defending against sword and spear attacks, the engineers of this era made use of stamped earth and gravel encased within broad frames.

For about four hundred years, the Great Wall was maintained. But there is a pronounced trend in Chinese history where the final years of a dynastic reign is marred with political corruption and negligence of public responsibility and accountability. Though it was not much seen during the Ch’in Dynasty period-Emperor Qi being its only ruler and had left no rightful heir-it was evident in the succeeding Han Dynasty (202 B.C. to A.D. 221). The period of political weakness meant neglect for the Great Wall. And for three and a half centuries, China allowed the Wall, its earthen symbol of strength and unity, to erode. So great has been this natural damage that it has worn away any trace of extent to which the Emperor Qi intended his wall to reach. Though latter re-buildings did occur, they were done in such a minor scale, reminiscent of the pre-Ch’in era when the states warred against each other.

It has recently come to light that many homeowners are experiencing Chinese drywall problems that are making them sick and destroying what they paid so much to build.

Some people estimate that as much as half of a billion pounds of toxic drywall was shipped into the US from China during the boom. This is a major problem, as now people are reporting the smell of sulfur emanating from that drywall. Would we expect anything more from the country that brought us toxic toothpaste and over-leaded kids’ toys? But this looks like it could be a much more far-ranging conflict than those isolated incidents.

The first consumer complaints came from the state of Florida, where not surprisingly much of the fake real estate boom occurred. Beyond that there were major hurricanes there, especially in 2006, that prompted a lot of low-cost buying of drywall.

There have also been complaints about further Chinese drywall problems coming out of other southern states such as North Carolina, most recently. Some people have speculated that this is because the warm climate activates the toxicity within the drywall and releases its stench.

The origin of the problem may lie in the dirty coal mines of China. The truth is not known, but some believe it is likely that waste ash from these mines was transported over to drywall factories, where it was then mixed into the ultimate end-product.

This has taken place largely to the benefit of their population, but some problems have arisen. China air pollution has become quite a significant concern. They are aware of it of course and some progress has been made in rectifying it. That said, they have a long way to go.

Since 2007, China has been the world’s #1 emitter of greenhouse gases, making air pollution in Asia, including China, a serious global issue. It is at least as serious a problem for the Chinese people. China air quality contributes to the deaths of three quarters of a million people every year, according to the World Health Organization (WHO).

China’s economic growth, combined with industrial equipment that could now be replaced with cleaner technology, is largely responsible for the current China air pollution situation. A major example is cement making. China’s construction and infrastructure-building boom have led the to this country becoming the world’s leading maker of cement. Just over half the worldwide output now comes from China. Concrete production is polluting and highly energy intensive and methods currently used in China compound the problems. Many producers use inefficient shaft kilns, which the West started to abandon at the beginning of the 20th Century. Overall, 6% of the nation’s electricity is used in operating cement-making plants, and much of it is wasted. These unscrubbed kilns also emit vast quantities of mercury, carbon monoxide, carbon dioxide, sulfur dioxide, particulate matter, and other substances of interest. Unscrubbed means the facility is operated without the use of additional technology specifically designed to reduce emissions.

Much of the power requirement of these kilns is met by old-fashioned, unscrubbed coal-burning power plants. Almost 70% of China’s electrical demands are met using coal. The overwhelming majority of China’s greenhouse gas emissions come from this type of source and fuel.

The Great Wall of China is one of the most recognized landmarks in all of the world. It is a favorite destination in trips to China. However, many do not know the history of the Great Wall of China.

The Great Wall of China is not a continuous wall but is a collection of short walls that often follow the crest of hills on the southern edge of the Mongolian plain. Overall, the wall extends about 4160 miles!

The Great Wall of China’s construction consisted of two phases:

First a smaller segment of the wall designed to keep Mongols out of China, were built of earth and stones during the Qin Dynasty (221-206 BCE). Although construction continued slowly for centuries, the wall as we know it started its construction in the Ming Dynasty (1388-1644 CE).

The Great wall stands up to 25 feet high, 30 feet wide at the base, and 12 feet wide at the top. Mongol invaders however had no trouble breaching the wall by going around it due to its non continuity, so the wall proved unsuccessful and was eventually abandoned.

The Great Wall of China however grew well as a tourist attraction and became one of the worlds 7 medieval wonders. Today, a portion of the Great Wall of China about 50 miles from Beijing receives over 13 Million tourists every day. Tourists even receive a “Certificate of accomplishment” at the first watchtower about a 15 minute climb from the base.

An urban legend started in 1932, stated that the wall of China was visible from space. This has however been deemed completely impossible due to the fact that continents and clouds can barely be seen from the moon. Low orbit satellites however can spot the Great Wall of China.

Twenty five years ago, I can remember discussing the markets with a very astute and successful investor. He possessed a wisdom that only comes from years of experience. I was telling him about a speculative company that I thought was the hottest thing ever and how everyone was getting involved and were going to be rich.

He listened patiently while I went through my pitch then calmly asked me, “During the gold rush, thousands flocked to the gold fields to strike it rich but, aside from a very few miners who got lucky, do you know who made a fortune yet avoided the limelight?” I thought about it and came up blank so he smiled and told me, “It was the guy that was selling picks and shovels.”

Using that analogy, Chang-On International (OTCBB: CAON) is the proverbial pick and shovel company in the midst of the construction gold rush in China. Construction is booming in China big time. US government statistics reveal that “Construction spending in China increased 165% in the last four years, according to the National Bureau of Statistics of China, and is still expanding at 25% annually.” Source: BuyUSA.gov. At the same time, the Chinese government is putting an emphasis on the greening of the construction industry, both in the quality of construction and construction methods.

A key component in construction projects are the tools used to manufacture components from pipes to concrete walls and water tanks. Most of these components share one thing in common. They all need a mold or “formwork” to be made. In China traditionally these molds have been made out of bamboo or some other wood or steel. The problem with these materials are that steel is too expensive and needed elsewhere and wood molds don’t last very long. Enter Chang-On International.

Chang-On International has developed its own proprietary technology which allows them to build these molds out of a special resin composed primarily out of recycled plastic and fly ash, a byproduct of burning coal. The result of this amazing development is a mold that is less expensive than its counterparts, lasts longer than wood, is lighter than steel and seals better making for a higher quality finished product. What’s more, being made entirely out of recycled materials, Chang-On’s products satisfy the Chinese Government’s mandate for green construction.

Led by an experienced management team headed by Guomin Li, 47, a pioneer in the field of manufacturing building materials from waste products, Mr Li has been the Chairman of Harbin Hongbo Environment Protection Material Ltd since 2004, now the operating subsidiary of Chang-On International. Over the last 4 years, Mr. Li and his staff of researchers have developed and perfected the proprietary technology that is the basis of their newly implemented marketing strategy.

The house will be more energy efficient and this can lead to lower electric and gas bills. You do not have to replace all of your windows as you can simply select the larger windows in the rooms that cost the most to heat.

Always check before you need planning permission before you buy replacement double glazing. All you need to do is ask you local council if your house is a listed building, you live in a conservation area or your neighbours ay object. Modern doubled glazed windows are available in lots of different designs and colours.

Do not use the Yellow Pages or newspaper advertisements to pick a replacement double glazing company. It is very easy to place an advert, have membership of a trade organisation, or display false accreditations and badges.

Make sure you find a reputable replacement double glazing company and that you independently check them out. It means nothing if you have heard of them. Adverts are easy to place and it is simple to close one company and open another one as well.

A 10% deposit is standard in the industry. Only if you order bespoke double glazed windows may you be asked to pay a little more upfront. Ensure you can pay in stages whilst the work is being done and do not pay the final instalment until you happy with the work. Do not jump at the cheapest price you are offered, as quality will decrease with the price. The same goes for discounts as unreliable companies will drop their price unreasonably far just to get the work but then supply unprofessional service.

Check with the company how long they will take to deliver and ask for this to be stated in the contract. This applies to how long the work will take after delivery too.
